Replace your air filter on schedule. A clogged filter will reduce airflow and overwork the blower fan motor, sometimes causing it to fail. When they get too clogged, they can actually break and just let unfiltered air into the machine. The vast majority of the blower motors that I replace are covered in thick layers of dust. The filter is not for your breathing air. It's for the machine. You know how dirty that filter is after three months? You do not want your A/C coil to look like that.
Some of you guys own houses/condos that you rent out. I highly recommend that you purchase the air filters and supply them to your tenants. I promise you THEY ARE NOT DOING IT. And you are the one liable for the repair costs to the machine.
I am not a fan of electrostatic filters. If you go that route, do the research and commit to the cleaning schedule. My biggest issue with them is that people still get lazy and don't clean them as often as they are supposed to. And then they get so bad that you can't just rinse them clean like normal. So they get caked with dust inside, and are a pain in the a$$ to get back to clean.
A very common furnace repair is cleaning the flame sensor. This usually is only needed every 5-10 years, but it when it fails will be in the middle of the coldest night on a holiday weekend. You can do it yourself: https://www.youtube.com/watch?v=Ecd5CzJjss4
