Hubs and I bought 4 acres (two 2-acre parcels) in the Toiyabe National Forest a little over 4 years ago and then we had three kids back to back. The dream of building a getaway has been postponed! The land is located on Coal Spring in the Lovell Canyon area off of 160, about an hour's drive from Vegas or 45min from Pahrump (part of the trip is on unpaved forest service roads). It does NOT have a well but adjacent properties have water between 30-50' deep with wells around 100'. The northern border (1st pic below) is Federal Wilderness (La Madre Mtn) and the eastern border is National Forest. RU zoned. Perimeter is roughly 300' x 600'. All corner pins are in place. Added a LiDAR scan with boundaries marked (4th picture)
We spent $240k total on the lots (total) in 2022 dollars, aiming to get that but we know it's a niche property. PM with any questions or offers, or, if you want to drive out, I can give you directions from either LV or Pahrump.
If you've ever driven through a national park and suddenly come across a house, and wondered how they were able to build in the middle of highly-protected land, here's how. A rare find!
Property is at this lat/long: 36°09'48.7"N 115°37'27.2"W
