Willing to sell or trade + cash, for land in Duck Creek Village Utah. This property is located in the South Rim Ranch community in Valle, Arizona also known as Grand Canyon Junction. We have built a huge solar array x2, have a 14kWh battery in the barn and a 20’ brand new container is on site. The asking price is $230,000. We have a POA (Property Owner Association) and its objective is road maintenance/plowing and to simply keep people from trashing their properties but they are not a nanny-state HOA. However, no Short Term Rentals are permitted here.

This 36 acre ranch is the finest property in the area and backs up to a huge 30,000 acre cattle ranch. We are approximately 30 minutes from the entrance to the Grand Canyon South Rim and 45 minutes from Flagstaff and 30 minutes from Williams, AZ. Altitude is 6,200 feet. The only trade I am interested in is a property in or near the Duck Creek area for my RV/cabin.

Technically the POA CC&R’s say this but basically, dont be a nuisance. An excerpt below. We hunt and shoot suppressed when we want to or go to the ranch behind us and shoot a lot more. It is about 50,000 acres.

K. Nuisance Activities: The creation of offensive activities, including but not limited
to, indiscriminate creation of noise, dust, fumes, odors or any other offensive activity, including
but not limited to motorized vehicle road racing, excessive speed and loud music, is prohibited.
Hunting and the recreational discharge of firearms shall be consistent with the laws of the State
of Arizona and shall be permitted in compliance with the Arizona Game and Fish regulations
limiting legal shooting time to daylight hours (sunrise to sunset). The discharge of firearms
outside such regulations is considered a nuisance.
